I think that price is too high compared to recent sales. I don't think it's more than a $200 book, but the case added another hundred.

I dunno, this book does have serious demand in low grade. I listed a raw 1.0 copy in the summer with a BIN of $275, and it sold in twenty minutes.
I guess as long as the cover image is intact, it will always sell, even if chipped, cover separated, missing/torn pages, etc.

I am just speculating here, it was published by Fawcett in Feb. 1952. Another very scarce Fawcett horror issue is Worlds of Fear # 2 (try and find one) which was dated

These are reckoned to be two of the five scarcest horror comics. Like MFPX, WOF #2 commonly suffers from spine splits.
Here's my X - I think Bedrock's copy has the edge over mine though!

I've not seen a WOF#2, but every single MFPX I've come across (not many - I think Jerry Weist had one in each of his auctions as a grail goal or something) has had spine split issues (including my copy):
